Because of the fact that Downtown Ephrata is within a flood zone obviously you have to obtain flood insurance which can cost you an extra $800 or more prior to closing.  Along with this however, is the requirement that USRDA requires housing within a flood zone to also have a survey of the flood zone and where the house is sitting to verify that the home is 12 inches above the flood path.  If the home is not above the 12 inches they will not loan on that particular piece of property.

This survey is going to cost you an additional $500-$1000 from a local engineering company.  Don’t be caught unaware in the middle of the transaction with additional costs that can keep you from buying your dream home.

MY THOUGHTS

2012 is going to be a good year. Interest rates on 30 year fixed are 3.89%. Last year at this time they were 4.74%. Historic lows continue. Lenders and their underwriters remain extremely cautious as they process loans.

70% of the homes that sold in 2011 were between 100-250k. This is the bulk of the Moses Lake market.

The mortgage process is a minefield even with the lowest interest rates in 50 years. Buyers are under a lot of scrutiny and that is with high credit scores. The 750 score is now equivalent to the old 640 score. Low interest rates allow buyers to purchase homes at higher prices if they qualify.

Fall is my favorite time of the year. I love to see the falling leaves, and watch football and baseball. I am a diehard Yankee fan, but please don’t hold that against me. It is a lifelong passion and they are out for this year.
