People always ask me, “How’s the market?”  As promised, here’s the latest statistics just released from the Northwest Multiple Listing Service.  I post these reports quarterly at my office website.

MY THOUGHTS

2012 is going to be a good year. Interest rates on 30 year fixed are 3.89%. Last year at this time they were 4.74%. Historic lows continue. Lenders and their underwriters remain extremely cautious as they process loans.

70% of the homes that sold in 2011 were between 100-250k. This is the bulk of the Moses Lake market.

People always ask me, “How’s the market?” As promised, here’s the latest statistics just released from the Northwest Multiple Listing Service.

MY THOUGHTS

The mortgage process is a minefield even with the lowest interest rates in 50 years. Buyers are under a lot of scrutiny and that is with high credit scores. The 750 score is now equivalent to the old 640 score. Low interest rates allow buyers to purchase homes at higher prices if they qualify.

Fall is my favorite time of the year. I love to see the falling leaves, and watch football and baseball. I am a diehard Yankee fan, but please don’t hold that against me. It is a lifelong passion and they are out for this year.

MY THOUGHTS

 

Homes are still being listed at mid summer. Sellers have to be priced slightly under the current market price to get activity as buyers are looking for deals.  296 homes are currently on the market.

 

58 homes are in pending status.  Buyers are out looking for deals as interest rates are rock bottom at 4.625 % on 30 year fixed.

 

It’s hot out so enjoy all things out doors-fishing,waterskiing, boating and golf. Moses Lake is a great place to live with over 300 days of sunshine every year.

MY THOUGHTS

 

Spring is in the air, I think.  I can hardly wait for warmer weather.

 

There are 245 homes currently on the market, less choices for buyers than last year at this time.  68 homes are under contract with no tax stimulus!

 

People are talking about interest rates going up, but they are still very favorable at 4.875% for 30 year fixed.

MY THOUGHTS

2011 is going to be a good year.  Interest rates are still low at 4.75% for 30 year fixed.  4.5% for FHA financing.  Buyers can get more house and have a lower monthly payment at these low rates. 

Sellers above $400,000 are still adjusting their prices.  The market is no longer like it was in 2004-2007 (top of the curve).  Realistic home prices get attention from buyers.
