At last the warm weather has arrived.  We have had to wait a long time for the lilac bushes to finally bloom.  Fishing season is already going strong as there have been several big money tournaments on Moses Lake and the Potholes Reservoir.

At Sun Terrace there are five new homes under construction.  4701 Tanager has been completed and the McReynolds family has moved in.  Be sure and stop by to say hello as they are definitely in the neighborhood.   The home at 110 Tanager is in the final stages of completion and the new family will be moving in soon.  Several other homes are under construction.   The owners are very excited about living at Sun Terrace so watch for them as they will be visiting their homes during construction.  4 lot holds have been completed.  Those will convert to contracts as soon as the buyers select their floor plan and options.  Stay tuned!

Remodeling your home shouldn’t cost an arm and a leg. Save money by buying reclaimed materials, from doors to molding. This can also be a “greener” way to remodel because the materials aren’t going to a landfill. For those who don’t mind doing a little bit of digging and hunting to save money buying reclaimed materials is a great way to go.

When shopping for reclaimed materials, give yourself plenty of time to hunt and find those bargains. Make sure you take your measurements, creativity and a truck when you visit reclamation businesses.

Many reclamation businesses across the nation have materials salvaged from demolition homes, businesses and schools, plus donations from home owners like you.

Some items you may find at salvage stores are:

Sinks

Cabinets

Molding

Tile

And much more…

Visiting the local salvage stores isn’t the only way to find reusable materials online sites like; Craigslist and Ebay also have building materials, even free sections, where people are giving items away for free.

As a precaution remember to check for hazardous materials when shopping in salvage yards. Ask if the business checks for asbestos and lead in the items they receive.

Safety First – Neighborhood Watch

Crime can happen anywhere anytime, but you can help reduce these incidents and get to know your neighbors better by organizing a neighborhood watch. Having a neighborhood watch may also increase property values and lower insurance premiums for the entire neighborhood. Before starting a neighborhood watch, consider the following:

1. Recruiting your crime fighters. Law enforcement supports neighborhood or block watches, which the National Sheriffs’ Association defines as an organized group of residents united against crime in their area. As the president of a neighborhood watch you are responsible for organizing meetings at least twice a year, ensuring that participants are active and enlisting local law enforcement support. Gathering members can take at least 10 hours a week for a month or more, try canvassing residents, schools, churches and businesses. Remind members that there is no training required and no fees. They simply have to keep an eye on the neighborhood. I suggest before recruiting that you gather local current crime statistics; these may be obtained from the local law enforcement.

 

2. Insurance rates and property value. There are no statistics correlating neighborhood watch and property value but law enforcement says it helps criminal activity drop in that area. Many police and neighborhood watch veterans believe that an active watch group can make a neighborhood more desirable, which could raise property values. Insurance premiums are based in part on crime rate in a given area; if an active neighborhood lowers crime, claims are lowered, and insurers will often adjust premiums.

 

3. What to expect at a meeting. Law enforcement will usually attend the first meeting to point out the latest incidents in the area and let you know what the most common types of crime are. The worst thing for a criminal to encounter is a witness. The agenda for the next meetings can include a report on activities that were seen in the neighborhood and a briefing by police about area crime.

 

4. Be alert for common crimes. The most common are auto theft and vandalism.

  1. Burglary. If a stranger is lurking around a neighbor’s house, call the authorities. If you are in doubt, call the police. Law enforcement would rather prevent a crime than find out one had been committed.
  2. Loitering. Youths routinely hanging out on corners might be gang members, walking regularly in groups of two or more in the evening can be a big deterrence. If you feel uncomfortable doing this, notify the police and they will disperse the loiterers.
  3. Scams. Most door-to-door sales people are legitimate; but there are scams out there. A phone tree can deter this problem. The first person who sees a possible scam calls the police and at least two members of the neighborhood watch group. Make sure to keep contact information for neighborhood watch members up to date.

5. Organize your citizen network. As captain you should maintain the contact information in a database, make tree phone assignments and set up a good method of communication. The National Neighborhood Watch Institute sells starter kits, including deterrent decals and signs, handbooks and worksheets for $44.95; sometimes law enforcement will supply them or you may ask members to contribute to the costs.

Overtime participation can fade; remember to have regular events to keep everyone active. Law enforcement is usually willing to help by sponsoring block parties or buying supplies. Remember, neighborhood watches aren’t only for preventing crime but also used to find lost pets/children or call in potential hazards.

8 DIY Projects to Add Value to your Home

Here are eight home improvement projects you can finish before the holidays. Each costs less than $1,000 and should require less than a day of work.

 

  1. Replace sinks & faucets. You can replace a sink or faucet yourself in a matter of hours. Be sure to look for low-flow faucets that can help reduce water usage by 30%. Estimated price for a sink is $400 and a faucet $150.
  2. Backsplashes. Consider the peel and stick backsplashes to save time and money. Estimated cost $14 per square foot.

3. Vanity cabinets/toilets. Look for modern water saving models that can help save money on water bills and energy. If you are feeling creative, you can use an old dresser for the foundation of a new vanity. Estimated price for vanity $200 and toilet $250.

4. Paint. When picking a color remember that light colors generally make a room feel larger. Neutral shades are most appealing to guests or potential buyers. Remember to test the color before buying the full batch of paint needed for the room. Most stores sell 8oz cans to tell paint. Estimated cost $30 per gallon can.

5. Crown molding. When installing crown molding the “measure three times and cut once” rule is a must. Using a pattern that is unlike any other in your neighborhood might make a difference when you are trying to sell. Estimated cost $5 per square foot.

6. Storage/organization. Focus organizational efforts on places like the garage, basement and closets. Potential buyers like to see that there is plenty of room for all their belongings. Estimated cost $20-$500.

 

7. Replace the front door. As the first thing people see when they visit or are looking to buy, the door is important. Bonus: buy a qualifying energy-efficient door and reap a tax credit of 30% of your cost (up to a maximum of $1,500 in 2009 and 2010 combined). Estimated price $300-$400.

8. Landscaping. Curb appeal is the first thing that people see when looking at your house, you have about 3 seconds to grab their attention. Plants, lights or designer walkways can help grab attention. Estimated price $300-$400.
